Staging That Actually Sells a Texas Home

May 14, 2026 · 4 min read

You don't need a full furniture rental. Here's the short list of changes that consistently move photos, showings and offers.

Light first, furniture second

Replace dim bulbs with a consistent bright, neutral temperature throughout the home, open every blind before showings, and clean the windows. Buyers describe well-lit homes as newer and better maintained even when nothing else has changed.

Edit, don't decorate

Remove roughly a third of what is in each room, clear countertops down to two or three items, and pack away personal photos. The goal is for a buyer to picture their own life in the space, which is difficult when they are reading yours.

Curb appeal is your first photo

Fresh mulch, edged beds, a pressure-washed driveway and a painted front door cost very little and appear in the very first image a buyer sees online. That photo determines whether they scroll or schedule.
