Underestimating property taxes and insurance
Texas has no state income tax, and property tax rates reflect that. Between taxes, insurance and any MUD district assessment, your true monthly payment can run meaningfully above principal and interest. Always ask for the full estimated payment on a specific address before you write an offer.
Waiving the option period to win
The option period is the cheapest insurance in a Texas contract. Shortening it is a reasonable competitive move; eliminating it entirely on a home you have not inspected is not. A foundation or drainage issue can outweigh whatever you saved by winning the bid.
Shopping before a full pre-approval
A pre-qualification is a conversation. A full pre-approval, with documents reviewed by an underwriter, is what makes a listing agent take your offer seriously — and it protects you from finding out late that your file has a problem.
