Inventory is uneven by submarket
Greater Houston is not one market. Inside the Loop, well-priced homes still move in days, while newer master-planned communities in Conroe, Magnolia and Willis carry more standing inventory. Look at days-on-market for your specific ZIP code, not the citywide headline number, before deciding how aggressive your offer needs to be.
Rates shape your budget more than price
A small move in the rate changes your monthly payment more than a modest price reduction. Get fully underwritten before you shop, then set your search range by payment rather than list price so you never fall in love with a home you can't comfortably carry.
Where the negotiating room actually is
Sellers are often firmer on price than on terms. Closing cost credits, rate buydowns, repairs and leasebacks are frequently available even when a seller won't move on the number. Build those asks into your first offer instead of saving them for later.
