Weeks 1-2: pricing and prep

Pricing is decided by recent closed comparable sales, not by what a neighbor is asking. Use these first two weeks for the repairs that actually return money: paint, lighting, landscaping, deep cleaning and anything that reads as deferred maintenance to a buyer walking through the front door.

Weeks 3-4: launch and showings

The first ten days on market draw the most qualified traffic you will ever get. Professional photography, accurate room dimensions and easy showing access matter more here than any other marketing tactic. If showings are strong but offers are absent, the issue is condition or price — not exposure.

Weeks 5-8: contract to close

Option period, inspection, appraisal and lender conditions all land in this window. Respond to repair requests quickly and in writing, keep your loan payoff current, and avoid making any large purchases if you are buying next — underwriting will recheck your credit right before funding.
