Before anything is listed, the estate needs clear authority to convey the property — through probate, a small estate affidavit or an affidavit of heirship, depending on the situation. Start this with an attorney early, because it drives your entire timeline.
Get everyone aligned in writing
When several heirs share a property, disagreement over price and timing causes more delay than any market condition. Agree in advance on the list price, the lowest acceptable offer and who has authority to sign, and put it in writing.
